Well if they're only slightly better than average what's the point? You could easily do that with training.

You could easily do a lot more than slightly with training. Maybe a fear rule. Who wants to be gutted by a guy who's skin is sloughing off?

well since I AM A MAN, I'd bust out a chainsaw, charge for a few steps, realise what I'm up against, and run away twice as fast.

I would go for a katana as a cc weapon. Its deadly not to mention cool.

Chainsaw misfire chart.

1: User dies in a horrible spray of crimson as the chainsaw rips him in half.
2-3: User lops off his arm, takes 1 strength 5 wound, -1 attack for the rest of the game. Armor saves allowed
4-5: User lops off his leg, takes 1 strength 4 wound, cannot run for the rest of the game. Armor saves not allowed.
6: Chainsaw flies from the user's grip. roll a d6 and scatter dice. Draw line from User following path of chainsaw. Any model in the line suffers 1 strength 6 attack. No armor saves allowed
